Measure\u2019s escalating rates will dramatically increase taxes on apartment buildings, mixed-use properties, and commercial real estate. Those costs do not disappear.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">MEASURE S WILL<\/p>\n\n\n\n<div class=\"wp-block-group is-nowrap is-layout-flex wp-container-core-group-is-layout-8f761849 wp-block-group-is-layout-flex\">\n<ul class=\"wp-block-list\">\n<li>Increase the transfer tax by 33%, the largest increase of its kind in California<\/li>\n\n\n\n<li>Add $27,500 or more to the cost of buying or selling a home<\/li>\n\n\n\n<li>Take money from the equity homeowners spent decades building<\/li>\n\n\n\n<li>Hit multifamily and mixed-use buildings exponentially harder. Because these properties have higher sales prices, they face dramatically larger tax bills. It will significantly increase the up-front cost of purchasing a home.<\/li>\n\n\n\n<li>MAKE ALBANY MORE AFFORDABLE. It will drive up home prices at a time when they are already out of reach for many families.<\/li>\n\n\n\n<li>GUARANTEE FUNDING for any specific purpose; the money raised by this tax can be spent however Albany\u2019s politicians choose.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Albany recently disbanded its Financial Advisory Committee, removing independent oversight just as it asks voters to approve five separate tax measures. Neighboring cities have shown what happens next: higher taxes, unstable budgets, and repeated demands for more revenue. Albany should not follow their failed policies.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Albany needs transparency, accountability, and responsible budgeting.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Albany can\u2019t afford Measure S.
